For a lot of people, keeping the house in a divorce is the thing they’re most concerned with, at least when considering property division. However, is this really a wise way to spend your time and energy? To find out, you must consider your specific situation.
For example, if you have children, keeping the house can make the divorce easier for them because they may not have to be uprooted. They can keep living in the home, so the changes don’t feel as drastic, even when your ex moves out.
However, you must look at your future plans and what you can afford. Start with the monthly finances. Making those mortgage payments on two incomes may not be hard, but would you be able to make them on your income alone? Remember to factor in things like property taxes, upkeep costs, and home insurance.
Another thing to think about is how long you’re going to stay in that house. This may be the home you want to keep for the rest of your life. If so, paying the costs to refinance the mortgage into only your name isn’t such a big deal. However, if you think you may sell soon anyway—perhaps moving to a new neighborhood in a few years—then you really have to decide if putting all of that money down makes sense. These costs go above and beyond the mortgage payments, and you don’t get that money back when you sell.
